The total property taxes required in the municipality are determined by the cost to deliver civic services and programs. Property values only determine each property’s share of the total Municipal taxes needed. Top Q. When property values increase, does the municipality get more in taxes? A. The municipality does not collect more money in property taxes just because the market values have increased. The amount the municipality collects from property taxes is directly proportionate to the costs to pay for services and programs. The tax rate is adjusted to ensure enough taxes are collected to pay for services. When the costs go up (because of inflation or additional service levels), the municipality can either cut services to reduce costs or raise taxes to cover the increased costs. The municipalities do a combination of these tactics. Property values determine each homeowner’s share of the total property taxes needed. The municipality adds up the value of all properties. Your property’s portion of the total value of all properties is equivalent to your share of the total taxes the municipality collects. Your taxes are also affected by how the value of your property changed in comparison to the average. Q. What is the time frame to appeal taxes? A. It is usually 30 days from the time you receive your tax or assessment notice. Q. If I appeal my taxes am I required to pay them by the due date? A. Yes filing an appeal does not dismiss you from paying your taxes on time. Q. Is the assessment of my property just as good as an appraisal? A. No! Particularly based on the fact it is the previous years market values up to July 1st of the previous year. Secondly the assessment is based on a mass appraisal system which is basically an average of all sales in the area applied to the square footage of your home. If there is a lack of sales the assessment model even goes back 4-5 years in some cases.
